1. Acceptance of Terms

Welcome to the website of Duloft Residences ("we", "our", or "us"). By accessing or using this website, you agree to comply with and be bound by the following Terms of Service. If you do not agree to these terms, you should not access or use this website.

2. Rental Units & Occupancy Rules

Duloft Residences consists of a total of 8 units. All units listed on this website (and detailed in our live availability schedules) are subject to the following strict house rules:

• Occupancy: Each newly refurbished loft-style 1-bedroom unit is restricted to a maximum of 4-5 persons.
• Parking: Please note that there is no parking space available on the premises.
• Pets Policy: Small pets are allowed on the property; however, tenants must act as responsible pet owners, ensuring their pets do not disturb neighbors or cause damage.

3. Contract Terms & Payment Policy

Leasing a unit at Duloft Residences is subject to the completion of a formal lease contract and compliance with the following financial terms:

• Contract Duration: We offer fixed-term lease agreements of either 1 year or 2 years.
• Security Deposit: A security deposit of ₱20,000 is required. This deposit is non-consumable and will be returned at the end of the contract term, less any outstanding submeter utility bills or property damages.
• Rent Payments: Monthly rent rates are negotiated based on unit availability and the number of occupants. Advance payment of rent is strictly required prior to occupying the unit.

4. Accuracy of Website Information

While we strive to keep all information on this website (including amenities, submeters for Manila Water and Meralco, and availability) accurate and up-to-date, unit details and rent prices are subject to change. Official leasing rates, contract structures, and availability must be verified directly with our leasing team through the Contact section or by phone.

5. Scheduling and Viewings

To schedule a viewing of any unit, prospective tenants must contact us in advance to schedule an appointment. Unannounced viewings are not accommodated. We reserve the right to deny viewing requests or lease applications at our sole discretion.

6. Intellectual Property

All content, branding, images, layouts, and materials published on this website are the property of Duloft Residences or our content providers. You may not copy, reproduce, distribute, or use any portion of this website for commercial purposes without our express written consent.

7. Limitation of Liability

Duloft Residences, its owners, and representatives shall not be held liable for any damages, losses, or claims arising from the use of this website, including but not limited to technical errors, temporary unavailability of the website, or reliance on information presented here.

8. Governing Law

These Terms of Service are governed by and construed in accordance with the laws of the Republic of the Philippines. Any disputes arising out of these terms or your use of the website shall be resolved exclusively in the proper courts of Taguig City.
